RECORD Deals IN AUGUST, TIGHTEST request CONDITIONS HEADING INTO SEPTEMBER SINCE 2007
Saskatchewan reported a record–high 1,631 deals in August, a time-over-year increase of 11 per cent and nearly 25 per cent over long- term, 10- time pars.
Strong August deals were met with withdrawal in new rosters, contributing to drop in force situations for the month. As seen in previous months, he forces decline was largely driven by homes priced below$ 400,000, as the further affordable member of the request remains largely competitive.
“Saskatchewan is formerly again reporting strong deals despite ongoing force challenges, inflationary pressures, and advanced lending rates,” said Association CEO, Chris Guérette.
“Advanced interest rates are pushing further purchasers to seek out further affordable options in the request, and, as a result, we continue to witness significant force challenges in the lower price ranges of our request. These patient force challenges are likely precluding indeed stronger deals exertion in August.”
Record deals and low supplies caused the parochial months of force to drop below four months – below three months in Regina and below two in Saskatoon – reflecting the tightest request conditions seen heading into September since 2007. Despite tighter request conditions, Saskatchewan’s standard price eased slightly in August, primarily due to declines in the more precious detached andsemi-detached requests. Notwithstanding price adaptations following months of steady growth, prices remain similar to situations reported last time.
“Our fiefdom continues to profit from its affordability advantage, record population growth, and earnings in transnational migration. Unfortunately, when casing force fails to meet the increased demand, as seen in other authorities across the country, force challenges come a real concern, and affordability can be eroded,” said Guérette “

Regional Highlights
Time-over-year deals growth was driven by earnings in the Regina, Saskatoon, and Yorkton regions, while other regions reported a withdrawal in time– to- date deals. numerous regions endured a withdrawal in time-over-year force situations, performing in tighter request conditions across all larger regions of the fiefdom. The Saskatoon- Biggar region continues to face the tightest conditions in the fiefdom, with just under three months of force.
Price Trends
The standard price varied across Saskatchewan communities in August. The Regina, Moose Jaw, Swift Current, North Battleford, Estevan, and Weyburn regions are all reporting time-over-year price declines, ranging from2.5 per cent in North Battleford to a high of over four per cent in Weyburn and Estevan.
While other regions report price easing, recent yearly price earnings in Melfort, Prince Albert, and Humboldt redounded in record–high standard prices in their metropolises.
City of Regina
The City of Regina reported 359 deals in August, a time-over-year increase of nearly 6 per cent and 22 per cent over long- term, 10- time trends.
Rising August deals were met with a withdrawal in new rosters, performing in farther force declines and the months of force dropping below three months. Despite tighter request conditions, the standard price in the Queen City eased over last month due to retreats in the advanced– priced detached sector.
Regina reported a standard price of$ 313,100 in August, down from$ 319,200 in July and$ 318,700 in June.
City of Saskatoon
The City of Saskatoon reported 528 deals in August, a time-over-year increase of 20 per cent and over 36 per cent over long- term, 10- time trends.
Increased deals and lower supplies caused the months of force to dip below two months, the tightest situations reported so far this time. Despite extremely tight request conditions, Saskatoon’s standard price fell to$ 378,300 in August, down from$ 382,400 in July and$ 381,400 in June.
While yearly variations aren’t uncommon, it’s important to note that prices in the Bridge City remain advanced than situations reported last time, and well above the$ 364,900 reported in January 2023.
